This information guide has been produced by Advanced Lettings to inform all prospective tenants of the requirements and procedures necessary to secure and subsequently move into a rented property.
1. Application and referencing:
Once you have found a suitable property that you wish to apply for, all applicants over the age of 18yrs old will need to complete an application form as they will need to be named on the Tenancy Agreement. Should you require a Guarantor because you are on housing benefit, only recently started a new job, or are on a low income, the guarantor(s) will also need to complete an application form, as they will sign the Tenancy Agreement along side the tenant(s).
On receipt of fully completed application form(s), identification (Passport or Driving Licence) and proof of address (Utility Bill) we will then contact the Landlord with your details and on acceptance by the Landlord you will need to pay the appropriate administration fee of £90.00 per single applicant, £150.00 per couple and £50.00 for a Guarantor (if required). Once the administration fee has been paid we will then proceed with the referencing procedure, which normally takes 3-5 working days. Please note that the administration fee does not constitute a Tenancy or offer a Tenancy but is solely to cover administration costs and is non refundable should your application be unsuccessful or you withdraw, for any reason.
2. Moving in date
Only when acceptable references have been received and approved will we contact you to arrange a mutual moving in date and time. The moving in date will have a specific time for all tenants and the guarantor (if applicable) to attend the office in order to sign tenancy agreements, Inventory and Schedule of condition and pay all the monies in advance. Please keep to your appointment time as if this is not kept to it could delay you moving in on the appropriate day.
3. Monies payable in advance
All monies payable in advance will be confirmed in writing and can only be accepted either in cash or by banker’s draft or building society cheque. This must be paid prior to the moving in date and failure to do so may delay your moving in date. Monies payable in advance consist of the following:
1st Months rent in advance = what the rental amount is
Security Deposit = same as one months rent
Contract Fee = £60.00
4. Paying Rent
All rent must be paid by Standing order or by cheque and must be paid in advance at all times. Please note that all standing orders and cheques must be made out and paid 3 days prior to the start date of your Tenancy Agreement to allow for the standard clearing time for banks and building societies. Failure to do so could result in showing rent arrears against you. All rents are EXCLUSIVE of utility bills, unless stated otherwise.
5. Security deposit
The deposit is held by Advanced Lettings as either stakeholder or as Landlords Agent and no interest is payable to either tenant or landlord. The Security Deposit is held against any dilapidations, damage or expenses during your tenancy and cannot be used as the last months rent. The deposit will returned within a 10 day period after you have vacated subject to you supplying a forwarding address and returning all keys at the official check out. There will be a check out fee of £40.00 that will be deducted from the deposit.
