At Advanced Lettings the aim of our team is to secure the right Tenant at the right rent in the shortest possible time.
We take great care in making sure that the right Tenant(s) are found for each property we let. Our team members take great care when dealing with enquiries to ask prospective Tenants a series of questions to match them to the most suitable properties, meeting the criteria of both our Landlords and Tenants.
If prospective Tenants wish to be considered for a property, they will complete application forms. When we receive the application forms we will contact you to discuss them, providing you with all the details you need to make an informed decision.
On your behalf we will take references on every tenant who is to be named in the tenancy agreement, which will normally mean everyone over 18 years old, who intends to reside in the property.
To ensure this vital process is carried out as objectively and thoroughly as possible, we use an independent professional referencing company, HomeLet, and any fees involved are paid by the prospective tenant.
The report sent to us by the referencing company will be actioned on the basis that conclusion deems the applicant to be a suitable tenant and acceptable to underwriters for guaranteed rents and legal expenses insurance.
The process of referencing includes a number of checks, such as financial credit searches, current employment confirmation, and previous Landlord references.
In some circumstances we may also decide to take a Guarantor to reinforce the tenants’ ability to meet their commitments to you.
Right to Rent
With effect from 1st February 2016 all private landlords in England will have to complete right to rent checks.
The Immigration Act 2014 introduced the concept of ‘right to rent’ to the private sector. It requires landlords or their agents to check the immigration status of their prospective tenant at the outset of the tenancy.
In order to comply with this legislation we can complete a checking service. This service is included in the professional referencing process.
